The housing gap

Why employers build employee housing in Idaho, Montana and Wyoming

Modular employee housing starts with a simple problem: in mountain resort towns, the jobs are in town and the homes are not. Nearly 75% of Big Sky's workforce commutes in (KXLF, 2026). In Jackson, 66% of Lower Valley Energy staff and 58% of the Sheriff's Office commute in (Buckrail, 2023). In Idaho's Wood River Valley, rental vacancy is near zero (Boise State IPI and IHFA, 2025).

So employers and housing trusts build their own. Big Sky Resort passed 1,011 employee beds (Bozeman Daily Chronicle, 2024). Ketchum has built 111 homes toward a goal of 660 (KMVT, 2026). The need is bigger than the usual way of building can keep up with.

Building it is the hard part. Good trades are busy, expensive or hard to find: in a 2025 national survey, 88% of contractors had craft jobs that were hard to fill, and 45% had projects delayed by the shortage (AGC and NCCER, 2025). Building seasons are short, many sites are remote, and housing that isn't ready for the season doesn't help this season's crew.

Why modular fits

Modular employee housing, built while your site gets ready

Your units are built indoors while your local contractor gets the site ready, so the factory and the site move forward at the same time. Our factory builds through winter, so your units can be ready when the ground thaws. That matters for seasonal staff housing, where the season sets the deadline.

Every home is about 95% finished on our factory floor. The other 5% happens on your site. Our own crew sets your units, and you provide the crane.

Others in the region already build this way. Lone Mountain Land Co. chose modular for employee housing in Big Sky partly to move winter work indoors (Explore Big Sky). Wyoming Game and Fish built modular homes for its staff in Jackson through the winter, in a factory (KUNC, 2024).

Factory-built doesn't mean temporary. Our homes are built to the same building codes as site-built homes (IRC and IBC) and set on a permanent foundation: a crawlspace or a basement.

We don't sell modular as cheaper. Savings depend on design repetition. The real gain is time: your units are built while your site is prepared. Your lender usually works directly with you, and we're happy to talk with your bank if they need anything from us.

How it works

From the first call to beds filled

Beds before the season opens. Unit counts, phasing and a schedule you can take to your board.

  1. 01

    Plan

Pick a plan and tell us about the site. We size the project and phase it with you.

  2. 02

    Build

Your units are built in our Idaho Falls factory, about 95% complete before they leave.

  3. 03

    Prepare

You handle site prep, the foundation (a crawlspace with at least 30 inches of clearance, or a basement) and utility hookups.

  4. 04

    Set

Our crew sets it on your foundation. You provide the crane.

Plans for staff housing

The Ridgeline is 840 sq ft, 2 bed and 2 bath on one story, and it stacks. The Westley puts 5 units in one 2,772 sq ft building: three 1 bed and two 2 bed. The Dakota is multifamily only, with two or three units in one building.

Every project is engineered for its location, including snow loads, wind and seismic requirements. Plans can be adjusted, as long as each module still fits on a truck.

Questions employers ask about seasonal staff housing

How many units can you build for one project?

Anything from a single home to multi-phase projects. Westgroup is 24 units across four phases.

What foundation do you need?

A crawlspace or a basement. Either way, there needs to be access to the utilities underneath.

Who provides the crane?

You do. Our crew sets the modules, and your crane does the heavy lifting.

Do you work with banks?

Your lender usually works directly with you, and we're happy to talk with your bank if they need anything from us.

What's the inspection process?

In the factory, state-certified or approved third-party inspectors check the work. On site, your local building inspectors handle it, and we coordinate with your building official.

Can you be our general contractor?

We don't offer general contracting at this time. Give us a call and we'll talk through your project.
